Due Diligence Assessments

Is your firm acquiring a commercial or industrial property or are you buying an operating manufacturing facility?  What are the environmental risks associated with the property or facility?  What kinds of previous industrial activities have occurred on the property that may have had an impact on the soil and groundwater quality of the site?  These are some of the questions that are asked and answered by MRS & Associates during a due diligence assessment.

Underground storage tanks (UST) may have been used for the storage of fuels and other petroleum products and chemicals.  The mean life span of a single-walled steel UST is 16 years before leakage may occur.  Leaking USTs are probably one of the most serious environmental defects associated with commercial and industrial properties and can result in costly clean ups. 

Other issues such as PCB containing electrical equipment, asbestos insulation on old piping, improper on-site waste disposal, and spills of chemicals and lubricants are some of the other risks identified during a due diligence environmental site assessment.
